Booking and cancellation values

You are very welcome at Boshuisje Nero! 

To make sure your stay goes smoothly, we have a few booking rules based on the RECRON 2026 holiday home terms, created together with the ANWB (Royal Dutch Touring Club) and the Consumers' Association.

These terms and conditions outline the agreements that apply during your stay.

By booking, you agree to these terms and conditions.

Although it’s not something anyone wants to think about, sometimes trips have to be cancelled unexpectedly.

We recommend  taking out travel or cancellation insurance, for example with ANWB which also covers you in various events.

General  House rules

  • Please treat the Nero forest cottage as if it were your own and handle all furniture and equipment with care.

  • Indoor furniture may not be moved outside.

  • Bed linen and towels are included; Clean towels or bed linens can be requested from the owner.

  • Instructions for the appliances can be found in the ring binder..

  • After your stay, please empty the hot tub completely and put the cover back on to keep it clean.Basic supplies such as olive oil, herbs, and dishwasher tablets may be used.

  • Use the air conditioning instead of electric heaters; this saves a lot of energy.

  • The lock code for the garden cupboard can be requested from the owner.

  • The number of guests must be the same as in the reservation. Day visitors are allowed, but parties or events are not allowed.Additional overnight guests are not permitted without prior permission.

  • Smoking is not allowed inside the cottage.

  • Electric vehicles can be charged at the park entrance.

  • Wi-Fi may only be used for normal and legal activities.

  • Illegal downloads are prohibited.

  • Professional eroticism of any kind is prohibited in the holiday home.

  • Please Park your bicycle near the bicycle rack and not against the wooden cabin.

  • A 100-liter electric water heater has been installed in the bathroom cabinet. This allows for approximately 20-25 minutes of shower time with the rain showerhead.

  • A 4-burner ceramic cooktop is available.

  • Wast; glass, paper, green waste, plastic, and bulky waste can be dropped off at the front of the park.

  • During your stay, you are expected to avoid causing any disturbance.

  • Quiet hours are from 11:00 PM to 7:00 AM.

  • Pets are not allowed in the cabin. 

Safety

  • In case of emergency, call 112 first. Make sure everyone is safe. If possible, inform the rental owner.

  • You will find the contact details and relevant information for the nearest hospital in the property's information guide.

  • A fire extinguisher is available; it is located at the large kitchen cupboard.

  • A fire blanket is also available at the large kitchen cupboard.

  • Lost keys must be reported to the rental owner immediately.

  • Always close and lock all doors and windows when leaving the property.

  • Fires are not permitted anywhere on the property.

Booking and Confirmation

  • The booking is only final once you have received confirmation by email.

  • The full amount must be paid immediately upon booking, unless otherwise agreed in writing.

  • If a double booking happens (for example, due to a technical malfunction), the last registered booking will be cancelled. The booker will be notified as soon as possible and will receive a full refund.

  • The main tenant must be at least 21 years old and is responsible for all guests and for following the house rules.

  • Tourist Tax; in the municipality of Hellendoorn, €1.34 per person per night is included in the booking price.

Cancellation and Changes

Cancellation by Guest

  • Cancellations must be notified by email to info@boshuisjenero.nl.

  • If you check out later than 11am, a cleaning fee of €120 will be charged.

 

The following charges apply in accordance with the RECRON terms and conditions:

  • For cancellations more than three months before the start date, 15% of the agreed price.

  • For cancellations within three to two months before the start date, 50% of the agreed price.

  • For cancellations within two to one month before the start date, 75% of the agreed price.

  • For cancellations within one month before the start date, 90% of the agreed price.

  • For cancellations on the day of the start date, 100% of the agreed price.

Cancellation by the rental owner.

  • In the event of force majeure (such as fire, serious damage, or natural disasters), the rental owner reserves the right to cancel the booking. In that case, the full amount will be refunded.

Early Departure

  • No refund will be made for early departure.

  • Changes to the reservation (such as arrival and departure dates) are possible upon consultation, subject to availability.​

  • The exact check-in time is stated on the website and in the confirmation email. Early check-in is only possible upon request.​

  • The exact checkout time is stated on the website and in the confirmation email. In case of late checkout without prior notice, a €120 sanction fee will be charged.

Guest Responsibilities

  • The guest is responsible for any damage to the property, furniture, or equipment during the stay. We recommend taking out travel and/or liability insurance.

  • If keys are lost, the cost of new keys or replacing the lock will be charged to the guest..

  • The cabin must be left tidy and clean, including washing dishes and disposing of the trash. A check-out checklist is in the welcome folder.  €120 extra cleaning costs will be charged if the property is left very dirty.

  • The rental owner is not liable for any accidents, injuries, or damage to persons or property during your stay in the property.

  • The rental owner is not liable for any failure or malfunction of technical equipment, utilities, or Wi-Fi, but will do their best to resolve these as quickly as possible.

  • Your privacy is respected. However, the rental owner may enter the property if necessary, for example in an emergency or for urgent maintenance
